Electrical inspections and code corrections in Raleigh, Cary and Apex

When to call us

  • You're buying or selling a home and the inspection report lists electrical items
  • Your insurer asked for an electrical inspection or proof of repairs
  • A home inspector flagged double-tapped breakers, missing GFCI protection, open splices or ungrounded outlets
  • Work done by a previous owner or handyman was never permitted
  • A permit inspection failed and you need the corrections done right
  • You want a licensed electrician to look over an older home before you move in

When a home changes hands, or when an insurer or inspector asks questions, you need a licensed electrician who can tell you what’s actually wrong, fix it properly and document it. We don’t inflate a repair list to sell a bigger job.

What the work involves

Home-sale repair lists. Most home inspection reports have a few electrical items. Some are real safety problems and some just reflect an older code. We go through the list with you, fix what should be fixed, and explain anything that doesn’t need it.

Code corrections and unpermitted work. Previous owners and handymen leave surprises: shallow-buried cable to a shed, a range box with no ground, a deteriorated subpanel. We correct them properly.

Failed permit inspections. We fix the items on the inspector’s notes and arrange the re-inspection.

Safety walkthroughs for older homes: the panel and breakers, grounding, visible wiring in the attic and crawlspace, GFCI and AFCI protection, and smoke and CO alarms.

How we do it

  1. Send us the inspection report, or just its electrical section, and your closing date.
  2. We quote each item separately, so you can see what’s a safety issue and what’s optional.
  3. We do the work, pull permits where it needs them, and give you an invoice describing what was corrected, which you can pass to the buyer or your agent.

In one Raleigh home we found a standard 15-amp outlet being fed by a 30-amp, 240-volt breaker, a mismatch that can overheat the outlet, and corrected it.

What affects the cost

  • The number of items, and whether they’re device fixes or wiring and panel work
  • Whether any item needs a permit and re-inspection
  • Access to the problem, such as attic, crawlspace or finished walls
  • Your closing date, if the work has to be scheduled tightly

Permits

Corrections that replace devices like for like usually don’t need a permit. Corrections that add or replace wiring, circuits or panels do, and a failed permit inspection needs a re-inspection. We handle both. Each town page lists the right office.

Where we do this work

From our office in Cary, we serve homes and businesses across the Triangle, most often in Raleigh, Cary and Apex, and in nearby towns including Durham, Chapel Hill, Holly Springs, Morrisville, Fuquay-Varina and Wake Forest.

Common questions

Can you fix the electrical items on my home inspection report before closing?

Yes, and this is one of our most common calls. Send us the report, or just the electrical section, and we'll quote the items, schedule them before your closing date, and give you an invoice that describes what was corrected so you can pass it along to the buyer or your agent.

What electrical items show up most on Triangle home inspection reports?

Missing GFCI protection in kitchens, baths, garages and outdoors; double-tapped breakers; open junction boxes and exposed splices in attics and crawlspaces; ungrounded three-prong outlets; reversed polarity; missing smoke alarms; and gas line (CSST) bonding. Most are quick fixes once someone with the right license is on site.

Do you give me a written report after an inspection?

Yes. We write up what we found, what's a safety issue and what's just old, and what we recommend, with photos where they help. You can use it for an insurer, a seller negotiation or your own planning.

Can you correct work that failed a permit inspection?

Yes. We'll look at the inspector's notes, fix the items, and arrange the re-inspection. We've handled details like drilled-hole depth through framing and sealing conduit bodies into a crawlspace so the inspection passes the second time.

What customers say about our inspection and code correction work

  • Bobbie and the team from Roy did a great job. This was our first remodel so I had lots of questions the entire time. They walked me through what and when certain things need to happen, what code requirements are, and went above and beyond to make the place ready for our inspections.

They were very flexible when it came to tracing circuits and adjusting the plan to make our final vision come true. I learned a lot from the whole process and a large part of that was through discussions with Bobbie.

Pricing was transparent and fair at the start, and I will update once we square up if things did not go as initially planned.

  • Very good work on installing my Tesla charger. They were punctual, timely, clean and efficient in all their work. They came back each time the inspectors complained about something and resolved all issues quickly.

  • The crew at Roy Electric were friendly, knowledgeable and energetic. They installed our EV charger quickly and had inspections pass the next day. Everyone was enjoyable to work with.

  • Roy Electric brought calm and perspective into our chaotic experience. You really should consider this company when getting quotes for any sized project. We've used Roy Electric for a couple of years and have always appreciated their pricing, punctuality, and non-upsalesy approach. But our recent home renovation trauma reminded us how valuable they are.

We finally got our GC to bring in Roy Electric, and they (Tyler, specifically) set things right. He identified high-risk issues the other electrician waved through as safe, explained everything clearly, and took on liability for the prior company's dangerous work; that's how confident they were and how seriously they took their responsibility to us.

  • We had a great experience with Roy Electrical. We had them install a few outlets and the electrical for a hot tub. Roy Electrical came up as a recommended vendor through Duke Energy. Of the vendors I contacted, Tyler at Roy Electrical was the most prompt and thorough person I communicated with.

We got on his estimate schedule right away and had an estimate in-hand within a day or so. The cost was very fair. (Compared to one of the other vendors that took 2.5 weeks to send a quote and charged more than 2x.) For the actual install, Hunter was the lead tech and he was great.

They did the bulk of the work in a morning. Once we had the hot tub on premises, we got back on the schedule very quickly and they wrapped the job, connecting the hot tub in a couple of hours. Tyler helped schedule the inspection with the county, which passed with flying colors.

From start to finish, the team at Roy Electrical was easy to work with. They were clear in their communications and answered questions quickly and completely. I would definitely hire them again for electrical work in the future.
