Homes in Raleigh

Raleigh’s homes span more than a century. Census figures put the median Raleigh home at 1997, but almost a quarter of them were built before 1980. Since 2023 we’ve done more work in North and Northwest Raleigh than anywhere else in the city, along with steady work in North Hills, Umstead and Highland Creek.

Older homes near downtown

About 7% of Raleigh homes were built before 1960, many of them in historic districts like Oakwood. These houses can have original wiring, ungrounded outlets and panels mounted on an outside wall. In one Historic Oakwood home we ran an EV charger on its own 60-amp circuit from the exterior panel, routing it so the house’s character stayed intact.

1960s through 1990s

Close to half of Raleigh’s homes were built in these decades. Most still have their original panel, now 30 to 60 years old, and many have subpanels in a garage or crawlspace. When outlets go dead in these homes, the cause is often a tired subpanel rather than the outlet itself.

Built since 2000

In newer homes the common requests are EV chargers, circuits the builder didn’t include, and fans and fixtures on tall ceilings. In Lake Wheeler Village Estates we hung two fans 18 feet up in one living room.

What we do most in Raleigh

Outlets and circuits

Adding outlets and dedicated circuits is our most frequent Raleigh job: outlets for TVs and home offices, GFCI protection where code now calls for it, and circuits for dehumidifiers, freezers and tankless water heaters. See outlets and circuits.

Lighting

We replace fixtures, add recessed lights to rooms built with a single ceiling light, and swap old fluorescent and can lights for LED. See lighting.

Panels and service upgrades

Raleigh’s older panels are reaching the end of their life, and newer ones are filling up. We replace panels and breakers, install meter and subpanel upgrades, and finish panel work others leave undone, like a new 200-amp panel in Hidden Valley that still had unconnected circuits. See panel upgrades.

Ceiling fans on high ceilings

Tall ceilings are common in newer Raleigh homes, and we have the equipment to hang fans at 16 to 18 feet. See ceiling fans.

Permits and power in Raleigh

Inside city limits, electrical permits come from the City of Raleigh’s Planning and Development department. The city lists service upgrades, new circuits and outlets, and vehicle charging stations among the residential work that needs one. Homes outside city limits go through Wake County. We handle the permit and the inspection either way.

Raleigh homes are served by Duke Energy. A service upgrade or meter change needs Duke to disconnect and reconnect the meter, so we schedule that with them as part of the job.

Questions from Raleigh homeowners

Do you work in older Raleigh homes inside the Beltline?

Yes. We regularly work on older wiring, ungrounded outlets and outdated panels in Raleigh's older neighborhoods, and we explain the options before recommending any upgrade.

Who handles electrical permits in Raleigh?

The City of Raleigh's Planning and Development department issues permits for homes inside city limits, and Wake County handles homes outside them. We pull the permit and meet the inspector.

Does adding an EV charger in Raleigh need a permit?

Yes. The City of Raleigh lists vehicle charging stations, new circuits and service upgrades among the residential work that needs an electrical permit. We include the permit in the job.

My Raleigh home has a panel outside or a subpanel in the crawlspace. Can you work on those?

Yes, and they're common in Raleigh. Exterior panels and crawlspace or garage subpanels are often behind outlets that stop working, because a breaker gets switched off or the equipment has aged. We test them along with the main panel.
